Job Description

Building Engineer II


Primary objective:
•         Responsible for maintaining the integrity of the Corporate Office and maximizing the returns form the asset in accordance with the company’s mission, vision, and objectives.


Primary Duties and Responsibilities:
•         Maintaining the physical asset
o   Oversees all building maintenance and follows maintenance plan for Corporate Office Building.
o   Assists with completing preventative maintenance for major building systems as directed by supervisor.
o   Trouble shooting issues with building systems including: Electrical, Plumbing, Mechanical and general maintenance issues and report findings and recommendations to Supervisor.
o   Working Knowledge of control systems – HVAC, lighting, security.
o   Performs quarterly property inspections.
o   Makes recommendations for physical repairs and/or replacements.
o   Responsible for ordering supplies and parts and managing inventory.
o   Responsible for maintaining fitness center and managing equipment repairs and replacement program.
o   Assists with major capital replacement projects as directed by supervisor.
o   Responsible for implementing and managing service contracts.
o   Monthly property walks with service providers.
o   Assures adherence to specifications (contractual, operations manual).
o   Ensures observance of safety regulations.
o   Responds to maintenance requests via work order ticket system; completes repairs or coordinates service providers; monitors request status. 
o   Light maintenance work may also be required from time to time for office manager support and per supervisor direction.
•         Financial reporting and control
o   Reviews and helps develop annual property operating budget.
o   Maintains property budget and support cap ex plan.
o   Reviews all monthly financial reports.
o   Approves payments (invoices).
•         Administration
o   Assures that all hired contractors comply with the appropriate policies and procedures.
o   Interfaces with outside professionals as appropriate.
o   Ensures property files and records are maintained.
o   Continually improves management and technical skills.




Education/Experience
•         Prefer an Associate Degree (A.A.) or equivalent from a two-year college or technical school.
•         Minimum of five years related experience and/or training; or equivalent combination of education and experience as a Building Mechanic in an office environment.
